Planning Application
Morgan Duggan & Associates cover all aspects of the planning process from full planning permission including:- full planning specifications and drawings; land surveys; landscape design; newspaper notices; site notices; OS Maps, Percolation Testing, Sustainability Report, Archeology Reports etc.

The final landscaping of any project is included within the design phase to comply with many council directives and also to assist in the visualisation of the finished project in relation to its surroundings.

Retention planning. Morgan Duggan & Associates aim to deliver efficient and appealing buildings and extend the life of resources by using sustainable design features, including energy efficiency, indoor air quality, and durable natural finishes in our buildings

Morgan Duggan & Associates offer a complete package to our clients, and if you have been granted planning and opt for a mortgage, you will require a Certification of Compliance to ensure you have complied with Building Regulation.

Certificate of compliance
Before you buy or sell a commercial or residential building, it is important to ensure that the structure complies with the building regulations. Some buildings can undergo minor modifications while under ownership which may cause them not to comply. We check the building for compliance and issue the relevant documentation or other as the case may be.

Some buildings may have extra costs of retention where some purchasers may be unaware of this. We also oversee all stages of construction to ensure compliance with regulations and standards

Snag Lists
The regulations and standards are in place to protect the buyer of a property. Prior to completion, anyone buying a new home should involve us to do a check against the instructions and plans. This is becoming more and more important and the check will now extend to energy rating as well.

Stage Payments
When involved with the construction of new buildings, the builder and subcontractor will expect to get paid at certain stages in the process. Ensuring that the construction work is being done is our role. When we are satisfied that the contractors and sub contractors are delivering at the right level, we will issue a compliance certificate which will allow you to draw down funds from the bank. This can be a pain free process and we aim to ensure this is the case at all times.

Fire Certificate Applications
Fire certificates are required for buildings, which are covered under Part B of the Building Regulations. The building must be designed to cover means of escape, fire spread, fire alarms, access to the building and facilities for the fire service. We can design your building to meet the requirements and obtain a fire certificate from the relevant statutory authorities.
